In England the Tenant Fees Act 2019 changed what a landlord is able to ask for. A clause requiring a professional clean as a condition of the tenancy is not enforceable, and the cost cannot be charged as a fee. What has not changed is the standard: the property has to come back as clean as it was when it was let, and if cleanliness has slipped, putting it right can come out of the deposit.
The sensible way to read that is as a choice rather than an obligation. Nobody can make you book us. But if the check-in record says the carpets were cleaned, you are expected to return them that way, and paying for it yourself is almost always cheaper than having it arranged on your behalf later, with no say at all in the price.
Durham has a lot of tall, narrow houses with long flights of stairs inside them, and stairs are where this tends to get decided. They take footfall from every room in the building, the nosings wear first, and they cannot be done properly with anything but a hand tool. That is why stairs are £35 on their own and £75 with the hall and landing.

Do you clean anything other than carpets for a check-out?
Carpets, rugs, upholstery and mattresses. We are not a general end of tenancy cleaning firm, so ovens, windows and kitchens are not ours. Plenty of tenants book us for the soft flooring and do the rest themselves, which is usually the sensible split.
