Berryfields is one of the largest new developments in this part of Buckinghamshire, and almost every house on it was handed over with the same pale carpet fitted throughout. That gives a whole estate the same starting conditions, which makes the pattern easy to see. The bedrooms stay reasonable for years, and the hall, stairs and landing go dull inside about three.
That dulling is not wear. Developer carpet is nearly always polypropylene, which shrugs off spills and clings to greasy soil, so it loses its brightness evenly rather than picking up spots. Water on its own slides straight over the top of it. What lifts it is an alkaline pre-spray to break the grease down, enough dwell time to let it work, and hot water extraction at temperature.
The other thing about a development still being built out is the dust. Fine grit comes in on boots off the unfinished roads and works down into the base of the pile, where it cuts the fibre every time somebody walks over it. Getting it out early is the cheapest thing you can do to make an inexpensive carpet last a few years longer than it otherwise would.

We moved in two years ago - is it too soon to bother?
No. Cleaning early is exactly what makes a developer carpet last, because it takes the grit out before it has ground the fibre flat. Most houses out here are ready by the second or third year, and the hall and stairs well before the bedrooms.
