End of Tenancy Carpet Cleaning in Bedford
For a landlord, cleaning between every tenancy is less about the last tenant than the next one. It sets the condition that the incoming inventory records, which is the only sensible place to argue from in two years time. It also means the property shows better at a viewing, and a let that goes quickly costs less in empty weeks than the clean ever did.
Bedford has a lot of terraced houses that have been knocked through, and a through-lounge is a bigger floor than the word lounge suggests. We price those on request after seeing the room rather than quoting for a lounge and discovering the rest on the day. Rooms let individually in a shared house are usually quicker, since each one is a single bedroom.
Billing is whatever suits you. We will invoice the landlord, the managing agent or the outgoing tenant, and the receipt names the address, the date and every room cleaned so it can be filed with the check-in paperwork without anybody rewriting it. If you manage several properties, say so and we will keep the dates together where the geography allows.

Bedford questions
The things people in Bedford ask us most often.
Why clean between tenancies if the tenant left it tidy?
Because it sets the baseline. The condition at check-in is what the next check-out gets judged against, and a dated receipt in the file is the strongest version of that record. It also helps a property let faster, which is usually worth more than the clean.
How is a through-lounge priced?
On request, once we have seen it. A room made out of two is well beyond what the £40 lounge price covers, and quoting it as a lounge then adjusting on the day is not how we work. A photograph or the rough measurements is enough to start with.
Can you do several of our Bedford properties in one go?
Yes, and it suits us. Give us the addresses and the dates and we will group them so the travelling makes sense. Each property gets its own itemised receipt, and we can invoice the lot together monthly if that is easier for your accounts.
Do you clean rooms in a shared house separately?
We can. A single room is a bedroom at £30, and the £50 minimum sits on the visit rather than the room, so two or three together make far better sense than one at a time. The communal stairs and hall are usually the bigger job anyway.
