Developer carpet is generally pale polypropylene. It is genuinely good at resisting stains, because the colour goes all the way through the fibre, and genuinely bad at releasing greasy soil. So it rarely stains and it dulls quickly, especially on stairs and in the hall.
Water alone will not shift that. It needs a proper degreasing pre-spray, dwell time, agitation and heat, and then it comes back remarkably well.

Our carpet is only two years old and already looks tired - why?
Pale developer carpet holds greasy soil rather than staining, so it goes dull instead of spotty. It is not worn out. A degreasing pre-spray and hot water extraction usually brings it right back.
Is it too soon to have a new-build carpet cleaned?
No. Cleaning removes the grit that abrades the fibre, so doing it at the twelve to eighteen month mark is exactly how you make a cheap carpet last.
Do you cover the whole Wixams development?

Can you do the stairs and landing only?
Stairs are £35 and a landing £20, so with the £50 minimum most people add the hall at £20 and have all three done for £75.
